What the tribunal said

The Tribunal determined an unadjusted market rent of £1,000 per month for the property in good condition. Deductions totaling £125 per month were made to reflect property disrepair (moisture ingress, missing doors, wear and tear), tenant improvements, tenant-supplied carpets/curtains/white goods, and tenant internal decoration liability, resulting in a market rent of £875 per month. On grounds of hardship raised by the tenant, the effective date was set to 14 February 2025.
