What the tribunal said
The Tribunal determined that the market rent in good tenantable condition would be £1,325 per month. Deductions totalling £125 per month were made to reflect property condition issues (£100 per month for worn carpets, kitchen refurbishment, damaged window, fence/shed, wall cracks, and handrail/balustrade) and tenant-provided white goods (£25 per month), resulting in a final determined rent of £1,200 per month.
The property
Property has worn stair and bedroom carpets, condensation mould requiring redecoration in bedroom 1, damaged stair balustrade and loose handrail, bathroom damp, damaged kitchen units, crack to lounge wall, damaged garden fence and collapsed shed, and a damaged window in bedroom 2.
