What the tribunal said
The open market rent for the property in good tenantable condition was estimated at £1200 per month. Deductions totalling £50 per month were allowed for property condition (£25), tenant improvements (£20), and tenant internal decoration liability (£5), resulting in a market rent of £1150 per month. The effective date was set to 1st January 2025 due to tenant hardship.
The property
Tenant requested repair work. Tenant replaced carpets in hallway, staircase, living room, and bedrooms, and laid laminate flooring in the ensuite. Deductions made for property condition and tenant improvements.
