What the tribunal said
The Tribunal set an initial open market rent in good condition at £1,400 per month. It deducted £200 per month to reflect the property's inferior condition relative to modernised comparables, starting at £1,200 per month. Further deductions totalling £200 per month were made for tenant's white goods, carpets/curtains, kitchen and bathroom installation, and tenant decorating liability, resulting in a final market rent of £1,000 per month.
