What the tribunal said

The Tribunal set an initial open market rent in good condition at £1,400 per month. It deducted £200 per month to reflect the property's inferior condition relative to modernised comparables, starting at £1,200 per month. Further deductions totalling £200 per month were made for tenant's white goods, carpets/curtains, kitchen and bathroom installation, and tenant decorating liability, resulting in a final market rent of £1,000 per month.

Property in fair condition but not up to modern standards. Landlord recently replaced fascias, gutters, and soffits. Tenant installed the kitchen and bathroom, and provided white goods, carpets, and curtains.
