What the tribunal said
The Tribunal determined that the market rent for the property in good condition would be £1,000 per month. Adjustments were made deducting £100 for condition compared to comparables and £75 for tenant improvements, bringing the determined market rent to £825 per month. The effective date was deferred to 1 January 2026 to prevent undue hardship to the tenant.
The property
The property has various issues with disrepair including leaks in the kitchen, hallway, and bedroom, mould in the bathroom, rotten doors, defective power socket and radiator, and an inoperable window. The tenant carried out various improvements including fitting a new WC, interior doors, carpets, insulation, roof cleaning, and internal decoration.
