What the tribunal said
The tribunal determined an open market rent of £1,295 per month assuming good modernised condition. It deducted £230 per month to reflect unmodernised elements (rotten timber windows and defective double glazing), dated kitchen and bathroom, tenant-provided carpets, floor coverings, garden upgrades, curtains, white goods, and tenant internal decoration liability.
The property
The property required repairs to windows, external timbers, double-glazing panes, rear door, and soffits. The kitchen was over 30 years old and the bathroom contained an original 1990s suite. Tenant provided carpets, laminate flooring, curtains, white goods, garden improvements, and internal decoration.
