The tribunal determined that the open market rent for the property in good condition would be £800.00 per month, based on rural comparables and its expert knowledge. A deduction of £40.00 per month was allowed for tenant improvements (accounting for landlord contributions to materials), resulting in a determined market rent of £760.00 per month.
The property
Semi-detached rural property accessed via a private unmetalled road. Water supplied by spring, heating by dual fuel wood burner/immersion heater, and drainage by septic tank. Tenant carried out agreed improvements. Damp was noted in tenant photos but not observed during tribunal inspection.
