What the tribunal said
The Tribunal determined that the market rent for the property in good condition would be £1,000 pcm, based on comparable market evidence. Adjustments were made deducting £80 pcm for the tenant-provided conservatory and £50 pcm for outstanding items of repair, resulting in a determined market rent of £870 pcm.
The property
The property had various outstanding repair issues including inadequate loft insulation, kitchen ceiling damage, loose bathroom tile, missing/damaged kitchen doors, a cracked bedroom window pane, and floor/wall movement. The tenant had also provided the conservatory.
