What the tribunal said
The Tribunal set an initial market rent of £825 per month assuming the flat was modernised and in good repair with white goods provided by the landlord. Deductions totaling £135 per month were made to reflect defective timber windows (£50), worn carpets requiring replacement (£40), bathroom condition (£30), and tenant-provided fridge and washing machine (£15). Due to financial hardship demonstrated by the tenant, the Tribunal exercised discretion to postpone the effective date of the new rent to 1st May 2026.
