The Tribunal assessed the market rent for a comparable modernised property in good order at £1,150 per month based on comparable local lettings and expert knowledge. Deductions of £100 per month were applied to reflect the tenant's internal decorating and flooring obligations, as well as the lack of allocated parking, resulting in a determined rent of £1,050 per month.
The property
