Adjustments were applied to reflect asking price negotiation, timing, and significant discounts required for the property's unmodernised state, disrepair, damp issues, garage condition, and tenant-supplied carpets and curtains, resulting in a market rent determination of 1,050 per month.

Unmodernised condition with evidence of water ingress through the roof and susceptibility to mould and mildew. The landlord has carried out minimal maintenance, and the garage is in severe disrepair and filled with debris. Carpets and curtains were provided by the tenant.
