What the tribunal said
The tribunal determined that the proposed rent of 1,450 per month represents the open market rent, having considered evidence of comparable nearby properties on the market at 1,500 per month which were in slightly better condition but lacked garages. The effective date was set to 4 February 2026 to avoid undue hardship to the tenant caused by backdating a large increase.
The property
End of terrace property with a garage. Landlord fitted new carpets in June 2021 and a new front door in August 2022. Kitchen units require refreshing.
