What the tribunal said
The tribunal relied on local comparable evidence provided by the tenant, including a comparable flat in the same building offered at £850 per month, and adjusted for the property's defects, including the broken lift, window condition, ceiling stain, and water pressure issues.
The property
The communal lift has been out of order since February 2025 affecting access to the second floor. Single-glazed timber sash windows are rotting with a cracked pane of glass. Unrepaired water stain on the kitchen ceiling and poor water pressure.
