What the tribunal said

The Tribunal considered market rental evidence for comparable three-bedroom properties in the locality. It found that the landlord's proposed rent of £1,300 per month already took into account the age, condition, and wear of the property, so no additional deductions were warranted.

The tenant reported several defects and wear including single-glazed windows causing condensation and mould, worn carpets from 14 years ago, broken garden fence, cracked kitchen wall and back door, missing roof gauze, damaged kitchen units, and a broken bath panel. White goods are provided by the tenant.
