What the tribunal said
The Tribunal assessed market rent based on local comparables and its expert knowledge. It adjusted for local market practice of landlord incentives (such as rent-free periods) which reduce effective rental values. Landlord comparables lacking property addresses were given reduced weight. No adjustment was made for Wi-Fi. Postponement on grounds of undue hardship was refused as evidence was insufficient.
