What the tribunal said
The tribunal determined that the market rent for the property in good condition would be £1750 per month. Deductions of £350 per month were applied for the dated kitchen and bathroom, minor damp, lack of landlord white goods and curtains, and to disregard tenant's improvements and redecoration, resulting in a determined rent of £1400 per month.
The property
Functional but dated kitchen and bathroom, minor damp to walls at skirting height, lack of landlord-provided white goods and curtains. The internal decorative condition was maintained by the tenant.
