What the tribunal said
The tribunal determined that the open market rent for the property in good modernised condition would be £1,100 per month. Deductions totaling £200 per month were made: £150 per month for the dated condition and necessary repairs (including kitchen, wet room, shed, and thermostat), and £50 per month for improvements carried out by the tenant. The final determined rent is £900 per month.
The property
The property is dated and in need of general upgrading, including kitchen and wet room, temperamental central heating thermostat, damaged worktop and dropped cupboard doors/drawers, torn kitchen flooring, stained carpets, blown double-glazing panes in bedroom one, mould behind furniture on outside walls, and a garden shed in poor condition.
