What the tribunal said
The tenant sought a lower rent based on local comparables and alleged disrepair/damp. The landlord requested £1,400 per month highlighting the second bathroom, additional boarded loft area, and comparable local lettings. Using general market knowledge and comparable evidence, the tribunal determined the open market rent for the property in reasonable condition to be £1,350 per month.
The property
The tenant reported worn decoration upon move-in and damp/mould in the kitchen porch area linked to guttering/drainage. The landlord submitted evidence of pre-tenancy repairs and installed ventilation. In the absence of an inspection or surveyor report, the tribunal made no reduction to market rent for disrepair.
