What the tribunal said
The tribunal assessed the open market rent for the property in good condition with normal AST terms at £1,100 per month, based on local market comparables and tribunal expertise. It applied a deduction of £75 per month to account for defect issues including two non-functioning central heating radiators and missing window blinds, determining a final market rent of £1,025 per month.
The property
Two out of four central heating radiators were not working, requiring the use of an electric heater. The tenant also had to supply their own blackout blinds.
