What the tribunal said
The tribunal considered local market rents and determined that the property in good condition would command £940 pcm. After disregarding tenant redecorations and floor finish replacements and accounting for general condition, the market rent was determined at £900 pcm. Hardship was raised by the tenant but not established.
The property
The tenant redecorated throughout and replaced kitchen and bathroom floor finishes. The property requires attention to bring it up to standard commensurate with market expectations.
