What the tribunal said
The Tribunal determined that the open market rent for the property in good condition would be £1,300 per month. A 15% deduction was applied to reflect dated kitchen and bathroom fittings, poor carpets, and the lack of landlord-provided white goods (except cooker), resulting in a determined rent of £1,105 per month.
The property
Kitchen and bathroom fittings are over 17 years old. Kitchen ceiling was repaired after collapsing but left un-redecorated. Carpets in hallway and two bedrooms are in poor condition. Mould and discoloured grouting present in bathroom. Tenant provided most white goods except cooker.
