What the tribunal said
The Tribunal set an open market rent of £1,350 per month in good tenantable condition. It made a 5% deduction to reflect the worn kitchen/bathroom fittings, failed window seals, outdated carpets/curtains, and tenant-provided white goods, arriving at £1,282 per month. To prevent undue hardship, the effective date was extended to 29 August 2024.
The property
The property requires refurbishment. Kitchen units, work surfaces, and bathroom fittings show significant wear and tear. Floor coverings and curtains are beyond their economic life. Surface mould is present, some window seals have failed, and window furniture is missing. Heating is via tenant's own electric heaters as the gas back boiler was disconnected. Tenant provided most white goods.
