The open market rent in good condition was determined to be £1,400 per month. The Tribunal applied deductions totaling £600 per month to reflect severe general disrepair (£300), basic kitchen fittings (£75), tenant's half-share boiler provision (£70), tenant's flooring (£50), tenant's bathroom fittings (£50), tenant's white goods (£30), and tenant's curtains and fittings (£25), resulting in an adjusted market rent of £800 per month.

The property was in very poor condition throughout, exhibiting rising and penetrating dampness, mould, leak damage, distorted floors, missing or defective plaster, cracks to elevations, damaged woodwork, distorted door and window frames, and pest issues including rats.
