What the tribunal said

The tribunal determined the market rent for the property in good condition would be £1,550 per month based on comparable local evidence. Significant deductions were made to reflect disrepair and lack of amenities: 5% for general maintenance, wear and tear, and surface mould; 2.5% for worn carpets, tenant-supplied white goods/curtains, and missing statutory documentation; and 25% for a continuous bath tap leak requiring mains water shutoff and an unusable downstairs toilet. The adjusted market rent was determined at £1,046 per month.
