What the tribunal said
The tribunal determined the open market rent in good tenantable condition to be £1,000 per month based on comparable local two-bedroom properties. A 10% deduction (£100) was applied to reflect the disrepair existing at the effective date, plus a £25 per month deduction for tenant-provided white goods, flooring, and minor tenant repairs, resulting in a market rent of £875 per month.
The property
At the valuation date, the property suffered from various points of disrepair including a defective heating/hot water boiler, non-working immersion heater, ceiling leaks with black mould, window defects, failed bath sealant, toilet issues, and broken garden fencing. Most repairs were completed by the landlord in July and August 2025. Tenant provided white goods (except oven and hob) and some floor coverings.
