What the tribunal said

The tribunal assessed the modernised open market rental value of the property at £1,300 per month. It applied deductions of £75 per month for deterioration/wear and tear and £25 per month for the property's location next to a neighbouring site, resulting in a determined market rent of £1,200 per month. As no undue hardship was demonstrated, the rent takes effect from the date in the landlord's notice.

The property

General wear and tear and deterioration over time, including mould and staining, cracking to walls and ceilings, water damage from a leak, decorative deterioration, collapsed fencing, and adverse location impact from an adjacent site.
