What the tribunal said
The tribunal determined open market rent of £1100 per month based on comparable refurbished 2-bedroom terraced properties in the same street. Mould present was determined to be caused by reduced ventilation to minimise utility bills rather than landlord disrepair, so no deduction from the market rent was made.
The property
Tenants reported mould and condensation. The tribunal found the mould was caused by lack of ventilation rather than structural disrepair and made no deduction. Bathroom and kitchen refitted in 2017.
