What the tribunal said
The open market rent for the property in good tenantable condition was assessed at £1,300 per month. A deduction of £50 per month was applied to reflect minor disrepair, damage to kitchen and bathroom units, a ceiling crack, a defective radiator, and poor energy efficiency/insulation. The adjusted market rent of £1,250 per month matches the proposed rent and takes effect from the date specified in the notice.
The property
The property was generally in good condition subject to minor fair wear and tear. Defects included minor damage to kitchen and bathroom units, a crack in the ceiling above the shower, a radiator in poor condition, and an EPC rating of E due to poor insulation.
