What the tribunal said

The tribunal assessed the unadjusted open market rent for the property in good condition at £1,300 per month, taking into account location and noise disturbance. A deduction of £50 per month was made to reflect minor disrepair, resulting in a determined rent of £1,250 per month. Due to evidence of tenant hardship following job loss, the tribunal exercised its discretion to defer the effective date to 1 March 2026.

The property

The interior of the flat was well presented with a modern fitted kitchen. However, black spot mould was evident around the second bedroom window and there were minor outstanding wants of repair. Communal areas showed worn decor and an insecure door to the covered parking area.
