What the tribunal said
The Tribunal determined that the open market rent for the property in good condition with standard landlord fittings would be £850 per month. Deductions of £10 per month were made for the tenant's provision of a fridge and £40 per month for the age and condition of the carpets, resulting in a determined rent of £800 per month.
