What the tribunal said

The Tribunal set an initial open market rent of £1,650 per month based on local market evidence assuming the property was modernised and in good condition. Deductions of £200 for aged heating and poor insulation, plus £150 for general disrepair and dated fittings, resulted in a determined market rent of £1,300 per month. The effective date was set to 1 June 2026 as no evidence of undue hardship was provided.

The property

Poor general maintenance with dated kitchen units, basic heating, soffits and guttering in poor condition, lost window seal causing condensation, poor insulation with an EPC rating of E, and damp affecting the bedrooms.
