What the tribunal said
The tribunal set an adjusted full open market rent of £2,000 per month for the property if in good order. Deductions totaling £600 per month were applied to reflect tenant-provided white goods (£30), tenant-provided carpets/curtains (£70), dated kitchen (£100), dated bathroom/WCs (£100), and general wants of repair and poor decoration (£300), resulting in a market rent of £1,400 per month.
The property
The property decoration is very dated with many minor defects, including damp and mould in the main bathroom and WC, damaged kitchen worktops and cooker, a cracked ceiling in the living room, a general lack of ventilation, and dated kitchen and bathroom fittings.
