What the tribunal said
The tribunal determined that the open market rent for the property in good condition would be £1,500 per month, including water provided by the landlord. Deductions totalling £800 per month were applied for defects and missing amenities: £200 for poor external repair, £100 for poor internal condition, £100 for dated kitchen, £150 for lack of central heating, £100 for lack of double glazing, £100 for dated bathroom, and £50 for no outside space. This results in a market rent determination of £700 per month.
