What the tribunal said

The tribunal determined that the open market rent for the property in good condition would be £2,400 per month, based on local comparables and specialist knowledge. A deduction of £100 per month was made to reflect general wants of repair, bringing the market rent to £2,300 per month. The requested hardship postponement was not supported by financial evidence, so the rent takes effect from the date specified in the Section 13 notice.

The property

Tenant reported broken freezer drawers, a permanently locked window, faulty double-glazed doors, a broken oven, recurring mice infestation, and historic leaks. The tribunal made a £100 monthly deduction for general wants of repair.
