What the tribunal said
The open market rent for the property in good condition was assessed at £800 per month. Deductions totaling £55 per month were made to reflect tenant's improvements (£25), tenant's provision of white goods (£20), and tenant's provision of curtains (£10), resulting in a determined rent of £745 per month. The new rent takes effect from the date specified in the section 13 notice as no undue hardship was claimed.
