What the tribunal said

The open market rent for the property in good condition was assessed at £800 per month. Deductions totaling £55 per month were made to reflect tenant's improvements (£25), tenant's provision of white goods (£20), and tenant's provision of curtains (£10), resulting in a determined rent of £745 per month. The new rent takes effect from the date specified in the section 13 notice as no undue hardship was claimed.

The property

Deductions were made for tenant's improvements, tenant's provision of white goods, and tenant's provision of curtains.
