What the tribunal said

The tenant argued that the rent was agreed to be fixed at £100 per week for the duration of the tenancy, but the tribunal found no evidence of a perpetual fixed-rent agreement. The tribunal assessed the open market rent for the property in good refurbished condition at £312 per week (£1,350 per month) and applied a 50% deduction (£156 per week) to account for tenant-installed kitchen and bathroom fittings, tenant-provided carpets, curtains and white goods, lack of central heating, rot-infested single glazed windows, and general disrepair.
