What the tribunal said
The tribunal assessed the unadjusted market rent at £1750 pcm. A deduction of £50 pcm was made to reflect the partially furnished condition and lack of a washing machine, bringing the market rent to £1700 pcm. Due to undue hardship, the effective date was deferred from 23 May 2025 to 23 January 2026.

The tribunal found no evidence of mould issues. The property has central heating, double glazing, carpets, curtains, fridge/freezer, and oven/hob provided by the landlord, but no washing machine.
