What the tribunal said

The tribunal assessed the open market rent for the property in good condition at £2,200 per month based on local comparables and expert knowledge. It made a 25% reduction (£600 per month) to account for disrepair existing at the valuation date, including damp, heating issues, shower leaks, window maintenance, and the unusable garage.

The property

The property suffered from damp and mould penetration, particularly in the third bedroom, history of shower leakage, defective central heating system, windows and doors needing maintenance, and an unusable garage with a collapsing asbestos roof. Some remedial work was carried out after the valuation date.
