What the tribunal said
The Tribunal determined the market rent primarily by considering comparable two-bedroom flats in the same development, which were advertised between £2,250 and £2,350 per month. The Tribunal also took into account the financial benefit to the tenants of included broadband and below-market parking charges.
The property
The property appeared to be in good condition based on photographs provided. The tenants raised issues regarding maintenance delays and management, but provided insufficient evidence for the tribunal to attribute material weight to these claims.
