What the tribunal said
The landlord's section 13 notice was found to be valid. The tribunal assessed the unadjusted market rent for a comparable property in good condition with standard white goods and furnishings at £1,475 per month. Deductions of £25 per month were made for lack of landlord curtains and condition of blinds, and £50 per month for general disrepair and wear and tear, resulting in a final market rent of £1,400 per month.
