What the tribunal said
The tribunal estimated the open market rent for the property in good condition to be 2000 per month. Based on general disrepair, dampness, lack of full double glazing, antiquated central heating, poor plasterwork, outdated electrical system, broken doors, and heavily worn kitchen and bathroom fittings, a deduction of 40 percent (800 per month) was applied, resulting in a market rent of 1200 per month.
