What the tribunal said
The tribunal determined that the market rent for the property in good condition would be £2,500 per month. A 5% deduction (£125) was applied to reflect tired decorative condition upstairs and minor defects, resulting in a market rent of £2,375 per month. The effective date of 1 January 2025 was retained as no undue hardship was demonstrated.
The property
Ground floor is in good condition overall, though there is minor damp around the kitchen window. Upstairs decor is tired with faded paint, chipped skirting boards, and a water stain on the ceiling in the front double bedroom. The garden summerhouse outbuilding has a large crack in the plasterwork.
