The Tribunal determined that the open market rent for the property in good condition would be £2,300 per month. A 5% deduction (£115 per month) was made to reflect general disrepair and lack of modernisation, including lack of carpets, wall crack/investigation hole in the kitchen, historic leak staining, and an old electrical installation, resulting in a rent of £2,185 per month effective from 11 September 2024.
