What the tribunal said
The tribunal assessed the market rent for the property in good modernised condition at £2,250 per month based on comparable evidence and its expert knowledge. A 12.5% deduction was applied to reflect the identified items of disrepair and specification, bringing the fair market rent to £1,950 per month. The effective date was kept as the notice date as no undue hardship was demonstrated.
