What the tribunal said
The tribunal estimated the open market rent for the property in good condition at £2,300 per month. A 30% deduction (£690) was applied to reflect its poor condition, disrepair, dampness, and lack of modern fittings, resulting in a determined rent of £1,610 per month.
The property
The property is in very poor and basic condition needing repair and maintenance. There is severe damp and mould on walls, single-glazed timber sash windows in very poor decorative condition, cracks in plaster and kitchen floor tiles, rot to the threshold, exposed pipework, and a worn, cracked bathroom suite with mould.
