What the tribunal said
The tenant applied under section 22 of the Housing Act 1988 for a rent reduction. The tribunal determined that there are sufficient similar properties in the locality let on assured tenancies and that market rent is approximately £5,000 per month. Because the passing rent of £4,983.33 per month is not significantly higher than market rent, the tribunal determined that the current rent remains payable.
