What the tribunal said
The Tribunal assessed the open market rent of the property in good condition at 1550 per month based on tenant comparables and its own expertise. However, because the landlord proposed a lower rent of 1535 per month, the Tribunal determined the rent at the proposed 1535 per month. The Tribunal found no undue hardship to justify delaying the effective date.
