What the tribunal said
The tribunal validated the landlord's Section 13 notice despite a date clerical error because over 52 weeks had passed since the last rent increase. Based on local comparables, the tribunal estimated an unimproved market rent of £1,000 per month. Deductions were applied for damp and condensation (10%), a dated heating system (5%), and poor management (5%), bringing the determined rent to £800 per month. The new rent takes effect on the notice date as hardship was not evidenced.
