What the tribunal said
The tribunal determined that the open market rent for the property in good condition with landlord-provided white goods and carpets would be £700 per month. Deductions of £25 per month were made for damp/condensation condition issues and £25 per month for tenant-provided carpets, flooring, and white goods, resulting in a final market rent of £650 per month. The tenant's request to delay the effective date for hardship was rejected due to lack of evidence.
