What the tribunal said

The tribunal determined that the market rent for a comparable property in good condition would be £550 per month. A deduction of £50 per month was made to account for disrepair, defective heating, cylinder wiring issues, and poor furniture condition, resulting in a market rent determination of £500 per month.

The property

The living room window is ill-fitting and lets in rainwater during poor weather. One living room radiator is non-functional and another cannot be adjusted; the bedroom radiator runs only off or on high heat. There is a leaking kitchen tap, defective wiring on the hot water cylinder, and landlord-provided furniture in poor condition.
